RENTING IN ITALY - OUR PROPERTY INSPECTION FORM


This all rather dry stuff and there is absolutely no need for you to read it. We reproduce it here in order to show how carefully and thoroughly we research our properties.

This form is completed for all of our properties in order to ensure that they reach (and continue to match) our exacting criteria year after year. The questions and checks it contains are intended to ensure that all aspects of a property, both the accommodation and, where applicable, surrounding areas, are covered and can be reported on.

SECTION 1 - GENERAL INFORMATION REGARDING THE STRUCTURE

1. Will there be any building or restructuring going on during the season?
2. Have there even been any problems with the roof of the property?
3. Is the floor-tiling in perfect condition?
4. Are there any unprotected septic tanks, cisterns or storage tanks close to the property?
5. Does the property or any of its dependent buildings contain any unprotected machinery or equipment?
6. If there is a garden and it is not flat land, do any of the ups or downs exceed 1 metre in height?
7. Other than a swimming pool, are there any other bodies of water?
8. Is all of the garden furniture in good condition?
9. Are all recreational items and play equipment in good condition?
10. Do roads bordering the property have protective barriers?


SECTION 2 - SWIMMING POOLS

1. Is information on the size and depth of the pool is displayed somewhere near to the pool?
2. Are there are any specific rules or regulations regarding use of the pool - no diving, swimming caps obligatory, for example?
3. Is the surfacing around the pool even and level?
4. Are there any decorative features inside the pool such as fountains or integral steps?
5. Is there a secure building for pool maintenance equipment?
6. Are the pool filters and skimmers covered?


SECTION 3 - CHILDREN'S COTS

1. Are they in a good condition, is the mattress marked?
2. Is the distance from the mattress to the top of the bars more than 60cm?
3. The gap between bars is between 10 and 20 centimetres?


SECTION 4 - ELECTRICS

1. Is the electrical installation for each property/apartment is in full and correct working order?
2. Are the fuses/trip-switches clearly marked and identifiable?
3. Does the apartment have an electric oven?
4. Does the apartment have electric hobs/rings?


SECTION 5 - GAS/PROPANE

1. Does the apartment have gas hobs/rings?
2. Is the gas oven in good condition and well maintained?
3. Is there a gas hot water boiler in every apartment?
4. Does the apartment have information on the use and functioning of the boiler?
5. Does the apartment have a gas-leak detector?


SECTION 6 - APARTMENTS WITH BALCONIES AND TERRACES

1. Is there a balcony with a brick/stone surround?
2. Is there a balcony with a metalwork surround, and is it robust?
3. Is the surrounding wall or metalwork at least 1 metre high?
4. If there is a metal surround, is the distance between the bars/rails greater than 10 cm?


SECTION 7 - GENERAL INFORMATION ON APARTMENT INTERIORS

1. Are there any steep stairs?
2. Do some of the stairs have a handrail or support?
3. Do any of the apartments have attic-rooms or roofs that are lower than normal?
4. Is the furniture in good condition?
5. Do any of the apartments have open fireplaces, and are they protected?
6. Is bathroom and all fittings in good condition?
7. Does the shower have an anti-slip mat?


SECTION 8 - GENERAL HYGIENE

1. Is the kitchen/cooking area clean and well maintained?
2. Are all kitchen utensils and equipment in good condition?
3. Does the kitchen have plastic containers for food conservation?
4. Is there a covered refuse bin in the kitchen?
5. Is there a 'general' refuse bin inside the apartment?
6. Is refuse collected regularly, and are there notices in the property regarding this?


SECTION 9 - FIRE SAFETY

1. Are the fire extinguishers easily locatable?
2. Is there a fire extinguisher in the kitchen?
3. Are there external fire extinguishers?
4. Are all extinguishers in full working order?
5. Are there 'procedures in the event of fire' clearly displayed within the property?


SECTION 10- COMFORT

1. Is the size of the property appropriate for the maximum number of guests?
2. Is there adequate storage space for the clients baggage/wardrobe?
3. Is there a reasonable number of coat hangers?
4. Do the chairs and beds offer a satisfactory level of comfort?
