San Donato in Collina is a typical small Italian village, with a bar, post office and grocery store in the centre of town. Nearby you’ll find the lovely little towns of Figline Val d'Arno, San Giovanni and Montevarchi. Running along the Arno valley, with their Etruscan city centres, they are an invitation to enjoy the Italian life style.

There is the adjoining Chianti Classico area, with its numerous vineyards, historic town centres and lively markets. There is a host of sporting facilities near this holiday villa in Tuscany, including one of the most famous golf courses in Italy, Ugolino, just 15 minutes away from San Donato. Il Limone is a smaller house next to the main villa (the owner lives here but you will enjoy perfect privacy). The house has its own gateway and is not overlooked by any other property. This Tuscan holiday villa lies 3km from the centre of San Donato in Collina on the western slopes of the Chianti hills. There is a magnificent view of the Prato Magno (Appenine mountains) as far as Arezzo in the south. Florence Airport is 40 minutes away and Florence Santa Maria Novella railway station is 30 minutes from the villa.

This Tuscany holiday villa is on two levels. On the ground floor is a large living room with fireplace, equipped modern kitchen with stove, refrigerator, oven and dishwasher. At the front of the house is an 80sqm terrace with patio. The front of the house is completely covered by glass and open to the patio. There is a direct exit to the patio from the dining room and from the living room.

The large living room has an open fireplace and a kitchen bar and is furnished with antiques. The direct access to the patio creates an unforgettable atmosphere, above all on summer nights, when you breathe in the special atmosphere of Tuscany, surrounded by beauty.

The first floor has the master bedroom (50sqm) with a large double bed, a writing table and satellite TV. The light floods into the room through two windows in the roof, which can be opened automatically. From the master bedroom there is direct access to a bathroom and the dressing room. The second bedroom (24sqm) has direct access to the bathroom with shower and dressing room.

The garden has a 10x5m swimming pool with diving board and clear blue water. Refreshments can be served at the pool bar, and trees and bushes providing shade during the hot season. A famous garden architect in the early 1920s, using only flowers and trees from the Tuscan region, designed the park. In front of the house an ancient pizza oven provides home cooked bread, pizzas and other delicious Italian food.

The annex lies 150m from the Villa Il Limone. This 50sqm guest apartment has a shower bath, sleeping for two people and is totally independent from the house. The laundry room is fully equipped with washing machine and dryer.

Facilities at the Villa Il Limone include private parking, a fireplace, antique furnishings, satellite TV, video, stereo, dishwasher, four-ring hob, espresso machine and big refrigerator.
