Villa Graziani is a holiday villa in the Mugello (west of Florence) in Tuscany, sleeping 6+1.

This centuries-old hay barn has been restored in collaboration with a famous Italian architect. It is one of a larger set of buildings (two owners in residence), all preserving the structural features of the old Tuscan farmhouses.

Villa Graziani is surrounded on all sides by the green hills of Mugello, an area where the environment is carefully protected, and near where the painter Giotto was born. During restoration, special attention was given to re-using natural materials: precious woods such as elm and handmade terracotta tiles were used to lay the floors, and natural marbles such as travertine were chosen for the bathrooms.

The furniture of the rooms is a clever and pleasant mix of old Tuscan and modern Italian styles. The garden, exclusively for the use of guests, was created by adding plants typical of the Mugello hills. It includes a 12x6m swimming pool (May-October) with a characteristic water fountain, also for the exclusive use of the guests at the villa.

The interiors have high-tech appliances and all the modern comforts: four television sets with satellite connection, dishwasher, washing machine and dryer, microwave oven and traditional oven, burglar alarm system, safe, air conditioning in two of the bedrooms and an antique fireplace.

Besides the swimming pool and the garden, watched daily by qualified staff, guests can enjoy a covered barbecue area with a table seating six. There is also private parking for a maximum three cars.

Villa Graziani is 4km away from the rail station where trains take you to the city centre of Florence in only 30 minutes; the golf course is 10km away and Lake Bilancino, with surfing and sailing facilities, is 14km. The closest riding stables are just 5km away. From the villa, guests can easily reach modern shopping centres and the hospital, all only a few minutes drive away.

The house covers 200sqm in total. All of the ground floor (except the kitchen and bathroom) is paved with handmade hexagonal typical red terracotta. In the kitchen there is a handmade, decorated, colored and smoothed mix of marbles and cement graniglia.

The front door enters onto the living room. This has a fireplace, two divans (3+2), a small table, a Persian carpet, a wall-mounted hifi system and paintings of the area.

Separated by a brick wall there is the dining room with a large table, two Doric columns and crystal glass, six tissue-blue chairs, and a bookcase made from an old restored door. A Persian carpet is placed under the table. All internal doors in the house are in two parts, made from old restored wood with the original locks.

There is an alarm system protecting the property. The kitchen is equipped with modern designer furniture of cherry, stainless steel and metal work surfaces. You have every modern appliance, and there is an island with a cooking area and a breakfast counter of cherry.

Two sliding doors on the opposite side access the first bedroom, equipped with a modern king-size bed (for two). In the same room there is wall-to-wall shelving for books, ornaments, objets d’art, television and closets for clothing. In the middle of this piece of furniture there is a crystal sliding door that accesses two more doors. This room also has a wall safe.

One of the two doors enters the first bathroom of the house, completely tiled with a typical Italian light yellow travertine marble. This bathroom also has a shower with a crystal door. The second door gives access to the laundry room with boiler, alarm system, washing machine and dryer, iron and ironing board. All these rooms (except the bathroom) have direct access to the garden.

A few steps lead to the first floor. On one side of the living room there is a staircase of brushed stainless steel, with the treads made of the same ancient wood used for the internal doors. This elm wood was salvaged from an ancient alpine mountain hut … the effect is delightfully cosy and warm.

On the first floor is a balcony with a divan for three and a television. Enormous windows give the house an extraordinary light. Leading from the stairs on the right there is a room with two single beds, an old cupboard, a television, modern lighting, air conditioning and some very nice paintings.

This room leads to the second bathroom with shower, a crystal door and tiled with a different shade of travertine. Left of the stairs you access the suite: this has a dressing room equipped with all type of cupboards and accessing the main bathroom, with a big shower and tiled with Royal Red marble travertine.

Continuing from the closet there is an entrance to the main bedroom, with king-size bed, bureau, ornaments, objets d’art, television, air conditioning, and artfully positioned lights enhancing the rafters.
